The problem

Most Lehi homes are under-insulated by a decade or more

Utah County sits in IECC Climate Zone 5B — design lows around 11°F, summers in the low 90s, and one of the widest daily temperature swings in the country. Current Utah energy code calls for R-49 in the attic.

Homes built before the mid-2000s were often finished at R-19 to R-30. Even newer builds settle, get compressed by storage, or lose coverage where the HVAC crew worked around the ductwork. The result is a house that fights its own furnace.

What attic insulation costs in Lehi

Attic insulation is priced by square footage, current condition, target R-value, and access. A straightforward top-up on an accessible 1,500 sq ft attic is a very different job from a low-clearance attic with knee walls and a contaminated existing layer that has to come out first.

Rather than post a "starting at" number that never survives contact with a real house, we quote flat after we've measured. The inspection is free, the quote is in writing, and the price doesn't move once you sign it.

Attic Insulation in Lehi, UT: FAQs

How do I know if my Lehi home needs more insulation?

The fast version is a depth check at the hatch: if you can see the tops of the ceiling joists, you're well under code. Rooms that don't match temperature, a furnace that runs constantly in January, and ice damming at the eaves after a storm are all attic symptoms.

What R-value do I actually need in Lehi?

Lehi is in IECC Climate Zone 5B. Current Utah residential energy code calls for R-49 in the ceiling, and the Department of Energy recommends R-60 for this zone. Walls are R-20 and floors R-30 under the prescriptive path. The incremental cost of going from R-49 to R-60 is small once a crew and a machine are already on site.

Should the old insulation be removed first?

Usually not. If the existing material is dry and uncontaminated, we air seal and blow over the top of it. Removal is necessary for rodent contamination, water damage, or smoke — and in those cases removal and re-insulation are one continuous job, priced as one number.

Blown fiberglass or cellulose?

Both perform well in a vented Utah attic. Fiberglass doesn't settle much and doesn't absorb moisture. Cellulose is denser, so it resists air movement better — relevant if you're up on the bench where the Point of the Mountain wind is a factor — but it settles 10–20%, so we blow above target depth to land at your R-value afterward. We recommend based on what's already up there.

Will more insulation help in summer too?

Yes, and it's underrated. A Lehi attic can hit 140°F in July. Insulation slows that heat from radiating down into your ceilings, which is why upstairs bedrooms get most of the benefit.

Are there rebates available?

Enbridge Gas (formerly Dominion Energy Utah) runs ThermWise weatherization rebates covering insulation and air sealing, and Rocky Mountain Power runs Wattsmart. Program amounts and requirements change, so we confirm current terms before you commit and prepare the paperwork with the documentation each program requires.

How long does the job take, and do I need to leave?

Most single-family attics are one day including air sealing. Jobs that require removing contaminated insulation first are typically one to two days. You don't need to leave — we work out of the attic access, protect the path in, and vacuum on the way out.

Do you handle rodent removal too?

No. If you have active rodents, get a pest control company to seal the entry points first — otherwise they'll be back in your new insulation by next winter. We're happy to point you to companies in the area that do it properly, then handle the removal, sanitizing, and re-insulation once the house is sealed.
