What attic insulation costs in Lehi

Attic insulation is priced by square footage, current condition, target R-value, and access. A straightforward top-up on an accessible 1,500 sq ft attic is a very different job from a low-clearance attic with knee walls and a contaminated existing layer that has to come out first.

Rather than post a "starting at" number that never survives contact with a real house, we quote flat after we've measured. The inspection is free, the quote is in writing, and the price doesn't move once you sign it.

Utility rebates in Utah County

ThermWise Weatherization Enbridge Gas (formerly Dominion Energy Utah). Rebates on attic, wall, and floor insulation and on air sealing for natural gas customers. Contractor-installed work must be done by a ThermWise authorized contractor. This is the main insulation rebate path for Lehi homes.

Lehi City Power Most of Lehi gets electricity from the city, not Rocky Mountain Power. Lehi City Power's conservation rebates cover appliances and cooling equipment. It does not list an insulation rebate.

Wattsmart Homes Rocky Mountain Power customers only, so it applies in Saratoga Springs, American Fork, and other Utah County cities served by RMP, not to most Lehi addresses. Homes built in the last 10 years and garages are excluded.

Attic Insulation in Lehi, UT: FAQs

How do I know if my Lehi home needs more insulation?

The fast version is a depth check at the hatch: if you can see the tops of the ceiling joists, you're well under code. Rooms that don't match temperature, a furnace that runs constantly in January, and ice damming at the eaves after a storm are all attic symptoms.

What does a home insulation contractor do on the first visit?

We walk the attic and any unfinished basement or crawl space, measure insulation depth in several spots, check ventilation and air leaks, and take photos. You get your current R-value, the target for Lehi's climate zone, and a flat written price. It takes 30 to 45 minutes and costs nothing.

What R-value do I actually need in Lehi?

Lehi is in IECC Climate Zone 5B. Current Utah residential energy code calls for R-49 in the ceiling, and the Department of Energy recommends R-60 for this zone. Walls are R-20 and floors R-30 under the prescriptive path. The incremental cost of going from R-49 to R-60 is small once a crew and a machine are already on site.

Should the old insulation be removed first?

Usually not. If the existing material is dry and uncontaminated, we air seal and blow over the top of it. Removal is necessary for rodent contamination, water damage, or smoke, and in those cases removal and re-insulation are one continuous job, priced as one number.

Blown fiberglass or cellulose?

Both perform well in a vented Utah attic. Fiberglass doesn't settle much and doesn't absorb moisture. Cellulose is denser, so it resists air movement better, relevant if you're up on the bench where the Point of the Mountain wind is a factor, but it settles 10–20%, so we blow above target depth to land at your R-value afterward. We recommend based on what's already up there.

Will more insulation help in summer too?

Yes, and it's underrated. A Lehi attic can hit 140°F in July. Insulation slows that heat from radiating down into your ceilings, which is why upstairs bedrooms get most of the benefit.

Are there rebates available?

For most Lehi homes the answer is ThermWise, run by Enbridge Gas for natural gas customers. It covers attic, wall, and floor insulation and air sealing, with contractor-installed work required to come from a ThermWise authorized contractor. Rocky Mountain Power's Wattsmart program does not apply to homes on Lehi City Power, which is most of the city. Amounts and rules change, so confirm current terms with the utility before you commit. How long does the job take, and do I need to leave?

An attic top-up with air sealing is usually a same-day job. Removing contaminated insulation first adds time, and the schedule is spelled out in your written quote. You don't need to leave. The crew works out of the attic access, protects the path in, and vacuums on the way out.

Do you handle rodent removal too?

No. If you have active rodents, get a pest control company to seal the entry points first, otherwise they'll be back in your new insulation by next winter. We're happy to point you to companies in the area that do it properly, then handle the removal, sanitizing, and re-insulation once the house is sealed.
